Land Title
All Kalessan plots are “Chanote”, which is the highest rank in property title. This means all plots are marked by GPS verified boundaries, and have uniquely numbered government pegs (concrete posts) at corner points.
Foreign ownership options
As foreigners cannot own land in Thailand in their own name, we offer 3 options to legally secure your property:
- 1. A 30 year renewable lease between yourself and Kalessan (a registered Thai company) :
- The 30 year renewable lease is the simplest way to gain the right to use land in Thailand.
You do not own the land, but you are legally guaranteed its use for a minimum of 30 years.
- 2. A sale to a Thai citizen combined with a 30 year renewable lease between yourself and this Thai citizen:
- The land is sold to a Thai citizen you trust, who will lease you back the land for 30 years.
An ideal option if you are married to a Thai citizen.
- 3. A sale to a Thai company in which you have the majority of the voting rights :
- The set-up of a Thai company is a more complicated and expensive way to buy land, but it allows you to have your company as the registered land owner (no time limit). You would own 49% of the shares of that company, but the majority of the voting rights.
